Hardware suppliers and VC keep financing cash-hungry labs and neoclouds, making compute rental prices at CoreWeave, Nebius and IREN look artificially supported. Lab revenue growth is finally plateauing at 800% year over year after roughly tenfold equity gains across the stack over the last decade. Some AI data-center developers may have to absorb higher financing costs because existing leases have fixed economics and tenants need not pay more. That could reduce equity returns even as compute demand grows. AI infrastructure providers' heavy capital needs and aging equipment may leave little cash for shareholders despite revenue growth. Depreciation is among their most underappreciated costs: shorter equipment lives raise it, while replacement and financing erode returns. Leverage and dilution magnify economic risks. Some may prosper, but until pricing power, depreciation, financing and long-term returns on capital are clearer, their investment appeal remains hard to share. x.com  x.com 

Leasing data centers reduces Oracle's capital intensity and gets GPUs online faster, shortening the path to self-funding growth. Its FY29 free-cash-flow guide is $30B+, and Oracle and CoreWeave each have at least 1.5GW live while the next-largest neoclouds have only a few hundred MW at most despite claiming self-building can scale faster. Oracle's financial risks are declining: leverage is down about 0.75x from its peak earlier this year. x.com  x.com 

IREN's owned land, power infrastructure and data centers should retain value even if hyperscalers' own chips compress GPU-leasing margins. Enterprise AI-compute demand is enormous, while most enterprises will not build their own data centers, as Palo Alto Networks CEO Nikesh Arora noted. Equinix's strengthening pricing power and widening competitive moat keep it among my favorite data center REITs. Q3 annualized bookings surged 35% to $533 million, AFFO per share jumped 18%, and management raised 2026 guidance for a third straight quarter. AI demand is real, and Equinix is a SWAN stock. x.com 

Hut 8 is following a dangerous precedent of self-leveraging data-center buildouts by packaging tenant leases into asset-backed securities, as Blackstone's QTS began doing. Construction debt builds a data center, its 15-year lease backs debt issuance, and the proceeds fund distributions and equity for more projects, so $10B of equity can snowball into $180B of projects. The same cycle in late-1990s manufactured homes contributed to the mortgage crisis. x.com 

Lower leverage puts IREN and especially Nebius in a better position than highly indebted neocloud peers to withstand higher interest rates. Debt plus leases equal 1.9 times IREN's equity and 1.0 times Nebius's, versus 10.3 times for CoreWeave; the comparison also includes colocation providers. x.com  x.com 

Digital Realty's core retail colocation business is a terrible one. It relies on short three- to five-year leases with enterprise customers such as banks, is operationally intensive with heavy customer churn, and runs a roughly two-decade-old portfolio built for air cooling and low rack densities. x.com
