IREN has repeatedly misled investors on Horizon 1's timing and economics. Announced in February 2025, it was said in August 2025 to be on track for 2025 delivery and in February 2026 to produce revenue in Q2-26, yet Microsoft only accepted delivery in August 2026. Capex guidance of $6–7M per MW became $14–16M per MW as IREN sells stock through its ATM. IREN keeps missing its own neocloud guidance. It has missed every ARR guide since becoming a neocloud, then raised ARR guidance after missing for three straight quarters. In February it told investors initial Microsoft revenue would start flowing in Q2, but Q2 ended in June without those revenues arriving. x.com x.com
IREN might be exposed to a Microsoft capacity-delivery delay. Microsoft said some third-party GPU-as-a-service contracts have been delayed to the second half of FY27, while RHouse Research asked which neocloud committed to deliver capacity in Q4 2026. The provider is unidentified, but that possibility leaves IREN at risk. x.com
IREN's risk is who pays for its contracts, not how much compute people want. Its August release shows Microsoft's contract financed at 6.0% investment grade, while $2.4bn for non-investment-grade customers at Mackenzie, led by Blue Owl and PIMCO, costs 9.0%. SoftBank's 10.7% drop, the steepest on the board, fits a funding story. IREN has $4bn of contracted 2026 ARR against $707m of fiscal-year revenue. Microsoft's acceptance of Horizon 1 is when IREN's build stops being capex and starts being contracted revenue. It is the first of four 50MW liquid-cooled AI cloud deployments at Childress, Texas, all due this year under the five-year, $9.7bn contract. Nvidia granted IREN Exemplar Cloud status on the GB300 NVL72 racks Microsoft took. Global resistance to data centers could constrain December cloud growth despite the longer agentic AI buildout. Some estimates say roughly 120 US projects worth over $130B face delays; opposition spans the UK, EU, Australia and Malaysia too. Microsoft, Alphabet and Amazon remain favored, though guidance is at risk. IREN's low-margin bare-metal business is being financed on uncontracted future capacity, so rising opex and added financing will pressure it. A Goldman Sachs report now flags exactly that: extra financing supports a material amount of uncontracted capacity, the Secured Power metric IREN touts. IREN is one of the stocks set to make millionaires over the next three years because the AI buildout is just getting started; only 2% of US households pay for an AI subscription. IREN signed a $9.7 billion AI cloud contract with Microsoft, added customers such as Cohere and Perplexity, and has reached $4 billion in contracted ARR. IREN's $3.1 billion of ARR under contract is too speculative to rely on. Per the company, it comprises expected average annual revenue of $1.9 billion from Microsoft and $0.7 billion from Nvidia plus $0.5 billion from Prince George GPU deployments, but includes amounts that earn nothing until GPUs are delivered, commissioned and in service. IREN says there is no assurance contracted GPUs will deliver those hours or prices, and actual revenue may vary materially. x.com
IREN's AI data-center expansion needs enormous capital, making financing needs and execution delays material risks. Bitcoin exposure adds another source of uncertainty despite the size of the AI opportunity; the stock looks tempting but is not one to buy here. x.com

IREN's Microsoft buildout is close to the contract's size even if everything goes well, leaving it essentially trying to break even while executives collect generous pay and perks. Perhaps only four or five customers worldwide can afford or need to prepay a multibillion-dollar bare-metal deal, so talk of diversification rings hollow. This is a classic pump and dump. x.com
