IREN's risk is who pays for its contracts, not how much compute people want. Its August release shows Microsoft's contract financed at 6.0% investment grade, while $2.4bn for non-investment-grade customers at Mackenzie, led by Blue Owl and PIMCO, costs 9.0%. SoftBank's 10.7% drop, the steepest on the board, fits a funding story. IREN has $4bn of contracted 2026 ARR against $707m of fiscal-year revenue. IREN has repeatedly misled investors on Horizon 1's timing and economics. Announced in February 2025, it was said in August 2025 to be on track for 2025 delivery and in February 2026 to produce revenue in Q2-26, yet Microsoft only accepted delivery in August 2026. Capex guidance of $6–7M per MW became $14–16M per MW as IREN sells stock through its ATM. CoreWeave added 500MW of revenue-generating capacity in Q2-26 alone, versus IREN's 50MW in 18 months. x.com  x.com 

IREN's $363 million in GPU-backed financing makes it a bet to survive neocloud consolidation. Elon Musk warned that drying debt markets could kill or consolidate many of the 200-plus neoclouds, leaving only a few survivors; IREN secured funding in that very market. x.com 

IREN is a stock to look for exit liquidity in: it is a scam that will be sold for parts, most likely to Nebius, and whether or not it ends in Chapter 7, Nebius will own its GPUs. Since that call was first made, IREN has fallen 20% while Nebius has risen 80%, and the price gap keeps widening. x.com 

IREN's predatory management and markedly weaker execution than Nebius make it hard to take seriously while Mike Alfred remains on its board. Barring an oversold bounce, IREN looks cooked big time with more time. x.com  x.com 

IREN needs less capital for GPUs because prepayments and financing cover most costs. Per Dan Roberts, recent three-year deals carry 45%-55% prepayments; these plus ~6% financing covered 96% of Microsoft's GPU cost, and 9% fixed financing plus prepayment covered over 100% at Mackenzie. He says IREN's cash-funded data centers remain largely unencumbered, 2026 is largely sold out, recent deals price at more than twice last year's level, and 2027 demand exceeds capacity several times over. x.com 

IREN's $3.1 billion of ARR under contract is too speculative to rely on. Per the company, it comprises expected average annual revenue of $1.9 billion from Microsoft and $0.7 billion from Nvidia plus $0.5 billion from Prince George GPU deployments, but includes amounts that earn nothing until GPUs are delivered, commissioned and in service. IREN says there is no assurance contracted GPUs will deliver those hours or prices, and actual revenue may vary materially. x.com 

IREN's Nvidia deal adds risk rather than validating the stock. Nvidia wanted immediately available 60 MW of capacity, so it is buying land and power, assets unrelated to management, and it signed a services contract rather than buying any IREN shares. With $3.4 billion from Nvidia plus $9.7 billion from Microsoft, IREN must deliver ever more, requiring more GPUs, more financing and more ATM dilution. Google's move to buy third-party compute amid supply constraints points to overflow demand for IREN's energized power and liquid-cooled NVIDIA capacity. Google says third-party usage began at the end of Q3 and will ramp in Q4; IREN also has a multi-GW development pipeline and fresh GPU financing. Extremely bullish. x.com 

IREN and other neoclouds are valued on annualized run rate, a weak metric that wrongly treats infrastructure revenue like SaaS ARR. A two-year take-or-pay deal amortizes a finite GPU cluster rather than renewing like a subscription, and it hides customer concentration and utilization. It also ignores the capital, power, debt service and refresh capex behind the revenue; prepayments and GPU financing do not change that.
