TeraWulf's completed data centers could make later campuses easier to fund if delivery experience improves costs, contingencies or financing terms. Leases precede rent, so tenant acceptance, cash-rent dates and final costs must be checked against budgets. TeraWulf's development schedule needs capital before new campuses pay rent. If common-equity funding is unavailable throughout 2028 while projects stay on schedule, a conditional stress test finds a January shortfall and about $2.38B in cumulative unfunded needs; it does not predict a market closure. Delaying campuses defers rent, while project sales sacrifice later income. TeraWulf's pivot from bitcoin mining to AI compute is drawing financing and analyst support after a reported $19B AI data-center lease with Anthropic. Per Bloomberg, citing CFO Patrick Fleury, it plans about $3.5B of leveraged loans and high-yield bonds, run by Morgan Stanley, to build the Kentucky campus under a 20-year Anthropic lease. CoreWeave's heavy debt and negative free cash flow heighten the risk that neocloud contract growth will not fund expansion. It has $104.2B in backlog against $35.6B in debt and negative $5.74B quarterly free cash flow; Nebius has over $40B in contracts but $5.7B quarterly capex and customer-concentration risk. DigitalOcean's diversified cloud model reduces reliance on debt-funded GPU expansion, while TeraWulf avoids direct GPU depreciation but faces capital-intensive construction. x.comÂ
TeraWulf can keep collecting rent if Fluidstack is acquired because its Lake Mariner leases would transfer with the tenant. Google backstops Fluidstack's obligations, and TeraWulf also signed Anthropic directly in Kentucky. Gartner's forecast that over 80% of neoclouds cease independent operations by 2030 includes acquisitions, not just failures, so it need not mean lost rent for TeraWulf. x.comÂ

Financing strain threatens smaller AI-related plays. Elon Musk says debt markets have nearly closed to firms without substantial non-AI-data-center revenue. Neoclouds, energy, HVAC, electronics and builders will be a much smaller field in a year; its 'guppy' plays can be shorted here toward zero. Wells Fargo's estimate for TeraWulf's pipeline sites looks light, and management can be trusted to convert them. Wells initiated at Overweight with a $30 target, about $15 a share from contracted leases and $15 from probability-weighted pipeline. It models ~$3.8B of 2030 run-rate NOI versus a ~$1.5B signed book from Anthropic, Fluidstack and Core42, with ~$2B across Muskie, Hawkeye and Morgantown. Lenders' growing data-center exposure could make funding costlier and harder for powered-land developers despite a bullish outlook for the AI build-out. Financing concerns can also depress equity issuance prices and increase cash-reserve needs. Customer prepayments, construction contributions and payment backing could help; if lending remains tough, dollars per megawatt may rise, perhaps faster. TeraWulf has two potential catalysts in the coming months. Anthropic's S-1 filing should reassure investors about TeraWulf's heavy customer concentration in Anthropic. A lease at Muskie, its other Kentucky site marketing 500MW of gross power for second-half 2028 delivery, would almost certainly diversify its customer base and add $600MM+ of contracted average annual NOI, over 50% growth on the existing $1.2B+. x.comÂ
