IREN's 5 GW-plus of secured power is becoming one of AI's scarcest inputs, so demand is no longer the question. About $4 billion of AI Cloud ARR is contracted, $1 billion operating, 2026 capacity is largely sold out and 2027 talks are advanced. Recent three-year contracts top $20M a year per IT MW, with talks near $25M. Its $25-30B FY27 capex may be funded increasingly by customers and lenders. IREN's opportunity has not deteriorated, but the execution needed to capture it has become far more complicated, enough to justify selling. Demand looks stronger: three-year contract pricing is up about 125%, prepayments cover around half of GPU capex, and management says demand is no longer the bottleneck. Yet scaling from about 5MW of AI capacity toward 480MW by year-end and maybe 1.2GW in 2027 needs huge financing, with too little ARR transparency behind $25-30B of FY27 capex. x.comÂ

IREN can recycle capital from operating AI assets into new GPU deployments. Its $363M Wingspire financing is backed by already deployed, revenue-generating servers and networking, freeing invested cash rather than funding newly purchased GPUs directly. Customer prepayments, ATM proceeds and external financing support upcoming projects and a potential major expansion next year. IREN might be exposed to a Microsoft capacity-delivery delay. Microsoft said some third-party GPU-as-a-service contracts have been delayed to the second half of FY27, while RHouse Research asked which neocloud committed to deliver capacity in Q4 2026. The provider is unidentified, but that possibility leaves IREN at risk. x.comÂ
IREN's scarce power assets and AI infrastructure platform are still underestimated by the market. It targets $4 billion+ of AI Cloud ARR with about 85% already contracted, has 730 MW of additional AI capacity under construction for 2027, and uses GPU financing that cuts its effective cost of capital to 3.31%. IREN is worth a small position because customer cash funds most of its buildout and its signed contracts are priced like CoreWeave's. Prepayments covered 87% of June-quarter capex, versus 21% at Nebius and 12% at CoreWeave, and ~$14B of cash, financing and prepayments covers its $13.8B in June commitments. EV is 0.88x contract value versus 0.74x for CoreWeave. The main risk is running GPU clouds worse than peers, eased as bulk buyers manage GPUs themselves. $11-16B of capex is unfunded. x.comÂ
IREN's $3.1 billion of ARR under contract is too speculative to rely on. Per the company, it comprises expected average annual revenue of $1.9 billion from Microsoft and $0.7 billion from Nvidia plus $0.5 billion from Prince George GPU deployments, but includes amounts that earn nothing until GPUs are delivered, commissioned and in service. IREN says there is no assurance contracted GPUs will deliver those hours or prices, and actual revenue may vary materially. x.comÂ
IREN needs less capital for GPUs because prepayments and financing cover most costs. Per Dan Roberts, recent three-year deals carry 45%-55% prepayments; these plus ~6% financing covered 96% of Microsoft's GPU cost, and 9% fixed financing plus prepayment covered over 100% at Mackenzie. He says IREN's cash-funded data centers remain largely unencumbered, 2026 is largely sold out, recent deals price at more than twice last year's level, and 2027 demand exceeds capacity several times over. x.comÂ
IREN raised its year-end AI cloud run-rate revenue target from $3.7B to more than $4B, with about 85% already under contract. It signed $2.8B of new multi-year contracts, and its customers now include Microsoft, Nvidia, Perplexity and Figure AI. Prepayments cover about 45% of related GPU capex, the weighted average contract term is about four years, and it held about $7.6B of cash at June 30. IREN's risk is who pays for its contracts, not how much compute people want. Its August release shows Microsoft's contract financed at 6.0% investment grade, while $2.4bn for non-investment-grade customers at Mackenzie, led by Blue Owl and PIMCO, costs 9.0%. SoftBank's 10.7% drop, the steepest on the board, fits a funding story. IREN has $4bn of contracted 2026 ARR against $707m of fiscal-year revenue. IREN signed a $9.7 billion AI cloud contract with Microsoft, added customers such as Cohere and Perplexity, and has reached $4 billion in contracted ARR.
